The short version
- The calculator runs in your browser. Your figures stay on your screen unless you choose to share them.
- The on-screen estimate needs no account. The full PDF net sheet comes with a free account, and we keep your net sheets while that account exists.
- Creating an account shares nothing with any real estate professional.
- We share your details with a licensed real estate professional only when you request a seller review and tick the consent box for it.
- We never ask for a Social Security number, bank account numbers or passwords to other services.
- The public pages set no cookies.
- You can unsubscribe from email, reply STOP to texts, and delete your account yourself.
Who we are
SellersNetPay ([legal business name to be confirmed]) runs this website, a free Florida seller net proceeds calculator. We are an independent technology platform, not a real estate brokerage, title company, mortgage company or law firm. In this policy "we" and "us" mean SellersNetPay.
What we collect, and when
Using the calculator
The calculator works out your estimate in your browser. The figures you type, including a property address, are not sent to us while you use it. They leave your device only if you take one of the steps below.
Creating a free account for the PDF net sheet
To get the full PDF net sheet you create a free seller account. We collect:
- your name, your email address and, only if you give it, your phone number;
- the net sheet itself: the calculator figures, any property address you entered, and the estimate;
- a record of your agreement to the sign-up terms: the version of the wording, the date and time, and the IP address it came from;
- whether you asked for occasional selling tips;
- if you later set a password, a one-way hash of it. We never store the password itself and cannot read it.
The sign-up box you tick reads:

Asking for a free seller review
If you ask to be connected with a licensed real estate professional, we collect your name, email address, phone number and property address; when you plan to sell, whether the home is listed now and whether you want help with pricing; your calculator figures and estimate; the page you came from and any campaign tags in the link; and a record of your consent: the exact wording and its version, the date and time, your IP address and your browser's user agent string. The consent box reads:

Request to connect: I request to be connected with a participating real estate professional and authorize Sellers Net Pay to share the contact, property, and transaction information I provided with the professional(s) identified to me or selected in connection with my request so they may respond to my inquiry.
Sending us a message
The contact form collects your name, email address, your phone number if you give it, your message, and the IP address it was sent from.
Real estate professionals
An application collects the applicant's name, email, phone, brokerage, license number, role, the counties they cover, expected request volume, an optional message, their agreement to our terms (version and time) and the IP address it came from. Approved professionals get an account with the same contact and license details, their counties, the seller requests routed to them and what they do with them, and a one-way hash of their password.
Collected automatically
- Server logs. Like any website, the server records requests: the page, the time, the IP address and the browser's user agent string.
- Abuse protection. To stop automated abuse of our forms we keep a scrambled, one-way hashed form of your IP address to count requests for a short time. Forms may also run Cloudflare Turnstile, which checks whether a visitor is a person or a script.
- Counts. We count things like net sheets by county to understand how the site is used. These counts carry no name, email or IP address.
We do not use advertising trackers or third-party analytics on this site.
How we use it
- To run the calculator, create your account, email you your net sheet and account links, and let you download or recalculate your net sheets later.
- To route a seller review request to a licensed professional who covers your county, and to send you and them the emails that go with it.
- To answer your messages.
- To review professional applications and run professional accounts.
- To send occasional selling tips, only if you asked for them.
- To keep the site secure, stop spam and abuse, and fix problems.
When we share it
- With a licensed real estate professional, only when you ask. A seller review request, with the
details listed above and your estimate, goes to one approved professional who covers your county. They are
independently licensed and have agreed to our terms for professionals:
I confirm I hold an active Florida real estate license, and I agree to contact SellersNetPay sellers only about the request they made, to honor any opt-out right away, and to the Terms of Use.
- Never because you signed up. Creating an account or saving a net sheet shares nothing with any professional.
- With the companies that run the site for us: our hosting provider, our email delivery provider, Cloudflare for the Turnstile check, and our offsite backup storage. They handle information only to provide their service to us.
- When the law requires it, or to protect the rights, property or safety of our users, the public or ourselves.
- If the business changes hands, the information would pass to the new owner, who would be bound by this policy.
Cookies and your browser
The public pages of this site set no cookies. Signing in to an account, as a seller, a professional or a member of our team, sets one sign-in cookie so the site knows it is you. If you pick a light or dark theme at the foot of a page, your browser remembers the choice in its own storage on your device; it is never sent to us. Cloudflare Turnstile, when a form uses it, runs in your browser under Cloudflare's own privacy policy.
Emails, texts and opting out
- Messages you asked for, such as your net sheet, account links and the confirmation of a seller review request, are sent because you asked for them.
- Selling tips are sent only if you ticked the tips box. Every one has an unsubscribe link, and unsubscribing takes effect straight away.
- Calls, texts and emails from a professional happen only after a seller review request, under the consent quoted above. Reply STOP to any text, use the unsubscribe link in any email, or tell the professional directly. Consent is not a condition of any purchase.
How long we keep it
- Seller accounts and their net sheets are kept while the account exists. Delete a net sheet or the whole account yourself from My Net Sheets at any time.
- A net sheet that is not linked to an account is deleted after 180 days.
- Seller review requests, with the consent record, are kept while we need them to handle the request and to show what you agreed to. Deleting your account does not delete them, because they are the record of your consent.
- Contact messages and professional records are kept while we need them to answer you or to run the professional's account.
- Activity history on our side is cleared after 90 days, and the hashed records used to count requests are cleared within a day.
- Backups of the database roll over on a schedule, so deleted information leaves them after a limited time.
Your choices
You can ask us what we hold about you, ask us to correct it, or ask us to delete it. You can delete your seller account and its net sheets yourself: sign in, open My Net Sheets and choose Delete my account. You can unsubscribe from email and reply STOP to texts at any time. To make any other request, contact us; we may need to confirm it is you first. Depending on where you live, you may have further rights under your state's law.
Security
The site runs over an encrypted connection, passwords are stored only as one-way hashes, PDF download links are signed and expire after 24 hours, and seller review requests are visible only to the professional they are routed to and our own team. No website can promise perfect security, so please never send a Social Security number, bank details or passwords through any form.
Children
This site is meant for adults selling property. We do not knowingly collect information from children.
Changes to this policy
When this policy changes we update the date at the top of the page. The version on this page is the one that applies.
