The formula

How seller net proceeds are calculated

Your net proceeds are what's left from the sale price after every loan is paid off and every cost of selling is covered.

In Florida, the main closing costs a seller sees are:

  • Documentary stamp tax on the deed: $0.70 per $100 of the price in most counties. Miami-Dade uses $0.60 per $100 for single-family homes, plus a $0.45 surtax on other property types.
  • Owner's title insurance: set by state-promulgated rates. Whether the buyer or seller pays depends on county custom and your contract.
  • Property tax proration: Florida taxes are paid in arrears, so the seller credits the buyer for January 1 through the day before closing.
  • Settlement, title search, lien search and recording fees, plus an estoppel certificate if there's an HOA or condo association.

FAQ

Questions sellers ask

Why is this an estimate and not my final number?

Your final figures come from the settlement statement your title company or closing attorney prepares. Payoff interest, exact tax amounts, and negotiated credits all move the number.

Is there a standard real estate commission?

No. Compensation is negotiable and set in your listing agreement. Enter the rate you expect to pay.

Do I have to pay the buyer's agent?

Not necessarily. Since August 2024, buyer-agent compensation is negotiated separately. Some sellers offer it to attract buyers; others don't.

Who pays for the owner's title insurance in Florida?

It depends on county custom and your contract. In Broward, Miami-Dade, Collier and Sarasota the buyer customarily pays; in the other counties we cover the seller usually does. The calculator starts with your county's custom and lets you change it.

How are Florida doc stamps on the deed calculated?

$0.70 per $100 of the sale price, rounded up to the next $100, in every county except Miami-Dade. Miami-Dade charges $0.60 per $100 on single-family homes and $1.05 per $100 on other property ($0.60 plus a $0.45 surtax).
